At most they'll just take this and create a installer out of it with a modified EXE to bypass having to use a loader or fake Steam client (I use a loader myself to avoid using Steam altogether.)
Similar to Saints Row 2 actually.
(Which also used that Simpack method to unpack the files but with a custom installer, easily noticed if you check the contents of the disc.)

Actually you don't as following the instructions will fool the game into thinking it's running trough Steam (Via a proper account.) so it's more like a emulation but it works pretty well.

They're not compressed, not to my knowledge anyway, so it'll be the same amount; 12-13GB.

Uhh... there is no Steam-rip, unless you make it yourself Rolling Eyes
The DVD images come with Steam-installed files, mate, they're just encrypted until release date. These guides (the one I linked to and the one on RIN.RU) just tell you how to rip the files and load them in a cracked Steam client.
