Wow, that's great. Congrats!!! Especially since you designed it yourself.
So what all did you learn from doing it yourself? Would be interesting to read a detailed post regarding what went right, what didn't, what was easy, what wasn't etc...
1 and 2 are still amazing.

Well it wasn't that bad. Actually everything went according to my plan but what i've noticed is that of people I know, none did the planning part and then something went wrong.
how was it for me:
-ok, it's february 2015. I just got a new job, it would be good idea to buy an apartment and move away from parents
-day later - search internet, go to agencies and developers, scout locations, see what I want.
-week later - pick totally different location than initially chosen Developer opened reservation for flats in this interesting area. I quickly ran to them and there were only 3 apartments left in the whole building. I picked mine on top floor(3rd) cause this is how I like it and placed my reservation.... So I placed reservation in february 2015 and got my keys in october 2016. So over a year of "wait".
-In that time, go and check all Your finance stuff, mortgage if You have to take it, loans, bank stuff. GET a help of professional financial advisor. Here in Poland they are free of charge for anyone, so it's good idea to try with 2 or 3 and see who is least biased toward which banks(cause banks pay them). I found a great guy who helped with a lot of paperwork.
Then it's just a matter of making four billion signatures. Holy shit I placed a lot of signatures that year. Very important - SIGN A PRELIMINARY NOTARIAL ACT with developer. It costs some money but it's for safety.
So all paperwork and that stuff aside:
-Go go the construction site. Illegally if You have to (here in Poland it is Illegal to go to a construction site so just give a beer to the guard on sunday lol) and take a picture of all walls, pipes, electric work and everything You can on every step of construction. It's not needed but it WILL be helpfull later to know where cables in walls are etc.
-Talk with developer about layout. They can always change some stuff for You before You get the flat. For example, I wanted electric sockets in other places and lintel above kitchen entry, to be able to install door. In this case kitchens in this building were suppose to be "kitchenette", but I wanted doors to separate kitchen to keep noise and smells away. So there is 20 meter room, 10 meter room, hallway, separate kitchen and bathroom. I think its great for 2 people.
-Use sims, online software, anything to plan the layout. Spend some hours on it. Do it few times. With and without lady. In my case I used homestyler website to make accurate meter to meter apartment and planned all furniture placement in it and so on. And lady was happy and agreed to everything once I showed her around our apartment in first person view it is important step because placing furniture might require sockets replacement, walls replacement and so on according to Your needs and those changes are better to be done on construction step.
-Once it is all planned, go to furniture stores, ikea, whatever and scout for style You want or as I did - look for things that resemble those from my imagination as planned in homestyler.
-Doors and jambs take month to make. So place order early.
-I hired a team of 2 workers I trusted to do the tiling, plastering, bathroom armature. It is best if that team of professionals can go with You shopping. They advised me a lot about bathroom stuff and materials. I payed them to spend whole day with me going over different castorama/obi doing shopping. Make sure they have transport car too. or do it all yourself if You know your shit.
-Flooring, sliding wardrobes and kitchen furniture were made and installed by me and my father. We planned everything together on paper and paint. He is a carpenter. And ikea furniture took ages to assemble. You will need cordless screw drill for this. much easier.
So all in all, plan, plan and again plan things. its all rather easy but the choice can be overwhelming.
And one last thing - if You run out of money, go and get a loan or anything and finish the apartment. Whatever You will left out during initial construction/furnituring, will most likely never be done
edit: Bonus points for surprising lady with keys, flowers and engagement ring. She had no idea I got the keys early. We were going just to take "pictures of wiring" and lol - I just took the keys of my pocket. I've placed the ring in apartment earlier that day
